> No Smoking is permitted inside the property or near open doors and windows. When smoking outside (only), please fully extinguish cigarette/cigar butts and place them in proper containers for disposal. These rules also apply to vaping.
> No parties or events are permitted on the property. The maximum occupancy is 11 people (Per fire department)
>City Ordinance stipulates that quiet hours are from 10 PM to 7 AM. These hours are strictly enforced. Please keep noise to a minimum.
>2 dogs are welcome with pet fee. Please be sure to clean up after your furry family member. Doggy waste bags are readily available under the sink and around the complex.
>All wristbands must be returned at the end of your stay. A $30 charge will be deducted from your reservation deposit for EACH wristband that is not returned.
>Two parking spots are provided with resort passes. Additional parking may be offered with a fee at the resort entrance, based on availability.
>Please respect the common areas (stairways/breezeways/backyard areas) and follow the guidelines posted for all Seascape Resort amenities (tennis/basketball/pickleball courts and pools etc.) This is HOA Enforced.
>When using the public grill, be sure to clean it properly before and after each use, to ensure the health and safety of your group and others.
>Please bag all trash and place it in the outside garbage receptacles located across the parking lot. All trash MUST be bagged. Please do not leave trash (especially food) inside the house.
>The Tenants shall not sublet the property.
>Tenant agrees not to access the “owner’s closet”, even if unlocked, which contains cleaning supplies and chemicals that could be hazardous to children and adults.
>Please respect our home and keep it clean. When wearing wet clothing/swimwear or suntan oil, we ask that you please use towels to sit on indoor furniture. Please clean any spills on furniture immediately, to avoid damage.
>If you break or damage something, please let us know as soon as possible, so that we can arrange for a replacement or repair, before the next guests arrive.
>When leaving the rental (for outings or checkout), please keep the Cooling/Heating system set to 75 degrees during the summer, and 67 during the winter months. Also, please ensure that lights, TVs, fans, and other electronics are turned off.
>Parking passes are REQUIRED for ALL motorized vehicles. Guests must follow this rule to avoid HOA fines of $25.
>Authorized additional hours of stay can be purchased for $50/hour when available. Additional hours of stay are not available during holidays/summer or back-to-back rentals.

>MINIMUM AGE REQUIREMENT
You must be at least 25 years old to rent this home, and the person renting the home MUST BE one of the guests who remain with the rental party throughout the stay. If this rule is not followed, all guests will be evicted immediately with no refund of rental monies paid. The guest who initiates the rental will remain responsible for all other guests, children, or visitors during occupancy of the property.
