**House Rules**

1. **No Smoking**: Smoking is not permitted inside the property or near open doors and windows. If you choose to smoke outside, please fully extinguish cigarette and cigar butts and dispose of them in the designated containers. These rules also apply to vaping.

2. **Parties and Events**: No parties or events are allowed on the property. The maximum occupancy is 10 people, as per county and HOA guidelines.

3. **Quiet Hours**: City Ordinance mandates that quiet hours are from 10 PM to 7 AM. These hours will be strictly enforced, so please keep noise to a minimum.

4. **Contractor Access**: Contractors should contact us in advance to make arrangements.

5. **Pet Policy**: We welcome 2 dogs with a pet fee of $180 ($150 for one dog). Please clean up after your pets. Doggy waste bags are available under the sink.

6. **Parking**: There is space for 4 vehicles to park at the house (2 in the driveway and 2 in the garage). Guests are not allowed to block the street or walkway at any time. Failure to comply may result in a $100 HOA fine, which is strictly enforced.

7. **Trash Disposal**: Please bag all trash and place it in the outside garbage receptacles. All trash must be bagged; do not leave any trash, especially food, inside the house.

8. **Damage Reporting**: If you break or damage something, please inform us as soon as possible so that we can arrange for a replacement or repair before the next guests arrive.

9. **Temperature Settings**: When leaving the rental for outings or checkout, please set the cooling/heating system to 75 degrees during the summer and 67 degrees during the winter. Also, ensure that all lights, TVs, fans, and other electronics are turned off.

10. **Additional Hours**: Authorized additional hours of stay can be purchased for $50 per hour when available. Please note that additional hours are not available during holidays, summer, or back-to-back rentals.

11. **Minimum Age Requirement**: For groups with members under the age of 25, please contact us beforehand. The person renting the home must be a member of the rental party and remain with the guests throughout the stay. If this rule is not followed, all guests will be evicted immediately without a refund of rental payments. The guest who initiates the rental will be responsible for all other guests, including children and visitors, during their stay.
